At Ersbo and Andersberg commercial areas, just outside Gävle in Sweden, stands around ten steel buildings signed by LLENTAB. And more are under way in the near future. The central position near the E4 makes Ersbo and Andersberg to an attractive area for establishing various businesses such as production, service, logistics, warehouses and offices.
The key to the many successful projects is a close and strong cooperation among the partners involved.
In Gävle, the projects normally follow the same setup: LLENTAB delivers and assembles the steel buildings, Skoog Architects does the architectural design, Kusbo Byggentreprenad is the general contractor and Sören Thyr is the property owner. A cooperation which over more than ten years has turned into a winning concept. An important aspect is a good collaboration and a close and tight contact in all parts of the process. The tight dialogue is not only upheld with the subcontractors but also with the future tenants.

Solid cooperation developed over a decade
Over the years we have come to know each other, not just LLENTAB but all the subcontractors, which makes the process more and more smooth. Even If you don’t screw one screw yourself, a building project like this is a lot of work. Having found a partner who is easy to work with, that is really worth a lot. We always know what we will get, how long time it is going to take and what the cost will be. There are never any surprises, says Niclas Thyr, property developer and part owner of the family business Sören Thyr AB.

Clear responsibility makes it simple
If you keep good track on the small details, then we know the big parts will work as well. This has been the case with LLENTAB in our cooperation. They delivered the majority of the steel buildings built in Gävle. We had a customer who was building a padel building and in that process, we helped them creating a hall which could easily be adapted if the demand would change. In a project this size, a lot of craftspeople and other actors will be at the same spot at the same time. The way I see it, the big advantage is the simplicity, that LLENTAB takes an overall responsibility. We get a frame, we get walls and a roof. It brings simplicity and it is crystal clear where one area of responsibility ends and another one starts. When we have a weatherproof shell, we take over and do what our clients wish on the inside, says Erik Arnemark, part owner and business developer at Kusbo Byggentreprenad.

A familiar system and a well-known process
Learning the LLENTAB construction system has big benefits for a lean process. Skoog Arkitekter has been involved in all the buildings at Ersbo, which has provided useful experience. We are used to working with industrial facilities and over time we have become well acquainted with the steel structure, its look and functionality. We have also developed a close cooperation with LLENTAB’s constructors which always runs smoothly. Except from the flexibility of the steel frame, it also implies a fast assembly with a weatherproof building in a matter of weeks. For the property owner and the tenant, the fast process is very competitive in terms of price. A steel building definitely does not have to be a plain box, there are ways of adapting and adjusting. We often work with canopies and large window sections for a welcoming entrance and balconies to provide upper floor access to the outside. The façade can also be configured through choice of colour and wooden sections for a different expression. We also have an important function on the inside, to provide accessibility and a good workplace environment. The steel building is definitely a modern and cost effective product that will be developed for wider use and more purposes in the future. It is an intriguing journey to be part of, says Johan Skoog, architect and Founder of Skoog Arkitekter.
A lot of things have happened since we established the first building here some 10 years ago, we have more projects starting in a near future and more prospects for the coming year. Gävle is a city where a lot of things happen. It is worth repeating that the key to the good results here has been the close and trustful relations between property owners, architects and general contractors.
